San Antonio's Pearl reveals opening date of shiny new hotel
San Antonio’s Hotel Emma will soon welcome a new sibling. Perlen House, an all-suite hotel across the river from the Pearl landmark at 1210 E. Elmira St., will open May 1, 2027.
Perlen House will only be the second hotel in the Pearl complex, part of a 2025 westward expansion that also includes Otto’s Ice House and Cooper’s Row apartments. Originally, Oxbow Development Group pitched the property as a lower-cost alternative to Emma, but it appears to have taken on a new identity as a boutique hotel.
A news alert describes it simply as a “design-forward, residential-inspired riverside retreat along the Museum Reach of the San Antonio River Walk.”
Unlike the adaptive reuse at Emma, Perlen House is a ground-up construction, but that doesn’t mean it isn’t at peace with the complex’s history. The name derives from the German word for “pearl,” and the renderings show classic design elements like nailhead upholstery and turned post beds.

Throughout, Dallas-based Swoon, the Studio built a brand identity that nods to the 19th-Century Arts and Crafts movement. The whole vibe is William Morris meets German folk art, a companion of sorts to Emma’s own cultural meandering.
In addition to the suites, Perlen House will make room for a pool deck and 7,700 square feet of event space. Although the hotel will not have a full-service restaurant a la Emma’s Supper, it will include two hospitality options: cocktail lounge Bar Helene and the Nook, a small coffee and wine spot with a curated selection of local goods.
The boutique hotel will open as Pearl undergoes its most ambitious expansion since Emma first opened in 2015. The district is planning a 10-building retail expansion made possible by the razing of its former Garage Building.
And a slate of new restaurants will bring new culinary energy to the site, including Rosso in the old Cured space, an Aaron Bludorn project in Carriqui’s former home, and Santonia in the Full Goods Diner spot.
