Hemisfair wins design approval for major new San Antonio development
Almost six decades after the 1968 World’s Fair, Hemisfair is once again transforming downtown San Antonio. On January 21, the Historic and Design Review Commission approved the design for 550 Market Street, the first phase of a new mixed-use development continuing the revitalization of the city’s central core.
The project’s plans call for two floors of food and beverage and retail space, along with 300 additional underground parking spaces to maintain the walkable streetscape. Site renderings show various outdoor gathering spaces and patio dining.
After building the initial 54,306 square-foot commercial phase, developer GrayStreet Partners plans to eventually connect 550 Market Street with an extra 28,560 square feet of hospitality space and a 163,170 square feet residential site.

A Hemisfair release says the initial phase will borrow cues from its neighbors, like the original portion of the Henry B. Gonzalez Convention Center, the Lila Cockrell Theatre, and the Hipolito Garcia Federal Building. The architects will reinterpret the historic elements through colonnades, metal crowning elements, and contemporary patterned brick cladding.
“550 Market Street moves the Hemisfair District forward by providing key connections between Market Street, Civic Park, and the River Walk,” said Melissa Robinson, interim CEO of HPARC, in the release. “The design supports connection from downtown to Civic Park, prioritizes the pedestrian, provides new retail and dining options, and adds parking in a way that fits the district and supports its continued growth.”
550 Market Street joins a variety of other projects proposed for the southeastern corner of downtown, most notably the sports and entertainment district anchored by a new Spurs arena. Other nearby projects include the Villita Assembly Hall and the Monarch Hotel, opening in March.
