New $4M shopping center takes shape on San Antonio's Northwest Side
Shady Oaks is expected to be completed by March 2027.
San Antonio’s retail development boom continues to forge full steam ahead. A new two-story retail project called Shady Oaks is planned for a roughly three-acre lot at 8246 Fredericksburg Rd., according to state records, adding to a busy corridor that already hums with students, medical workers, and neighborhood traffic.
Shady Oaks (not to be confused with the Golden Girls’ Shady Pines) is expected to bring a mix of dining, service, and shopping options. According to Texas Department of Licensing and Regulation filings, San Antonio-based Fulcrum Development hopes to wrap up construction of the 57,000 square feet center by March 2027.
According to a marketing flyer, the development hopes to attract businesses like dentists’ offices, restaurants, banking, and salon services. No tenants have been confirmed, although the rendering shows the desired mix through matter-of-fact placeholder names like Salad restaurant and Medical Office.

The $4 million project is being designed by the Chicago firm KP + J Architects and Engineers. Their projects run the gamut from a space-age apartment in Dubai to a showpiece Hindu temple to a Buffalo Wild Wings. Shady Oaks will have a natural stone and brick facade, accented with light wood slats and greenery in a courtyard.
The location places Shady Oaks in one of San Antonio’s most rapidly growing areas. Major employers headquartered nearby include the South Texas Medical Center, UT Health Science Center, and USAA. Major retailers like H-E-B, Sprouts Farmers Market, Lowe’s, and Academy are a quick drive away on I-10.
Fulcrum’s name may ring a bell to local crane watchers. The developer is also behind Stone Oak Mercantile, a 57,673-square-foot project at Stone Oak Parkway and Canyon Golf Road that signed on hospitality tenants like Crust Pizza Co., Chick-fil-A, and Black Rock Coffee.
