Huge new coworking hub to open in historic downtown San Antonio

202 Main Plaza will be the new home of Project Cowork.
A giant WeWork anticipated for San Antonio's Kress Building may never have opened, but a local coworking firm is betting that there's still a need for quality shared office space downtown. Commercial real estate firm Stream Realty Partners revealed that Project Cowork has signed a lease for a new outpost at the recently restored 200 Main Plaza.
Although all workers will be welcomed, the 19,060-square-foot space on the building's second through fourth floors will be geared primarily toward attorneys. The Bexar County Courthouse is across the street, providing an easy walking commute from the client to the courtroom.
"We're excited to be part of the momentum in downtown San Antonio," said Aamil Sarfani, CEO at Project Cowork, in a release. "At 200 Main, we're creating a service-first coworking space with private offices and conference rooms tailored for attorneys, client-facing businesses, and other professionals who value flexibility and a premium location."
Project Cowork currently operates three spaces on the Northwest Side, Castle Hills, and near the San Antonio International Airport. Each is outfitted with conference rooms, private offices, team suites, and shared desks for "solopreneurs." The company also owns a building in Dignowity Hill, which is being pitched as a headquarters for single medium- to large-sized businesses.
The downtown location will be the coworking firm's first location in a historic building. Since being built in 1915, 200 Main Plaza has served as a health department, city jail, and police station, before becoming office space in 1962. In 2023, the building was completely modernized while keeping its historic facade intact.
In recent years, San Antonio's city core has been slowly reviving. WeWork's downtown abandonment, decided during the company's scandalous near-collapse, came during a slowdown for downtown, exacerbated by the 2020 pandemic. Since then, adaptive reuse projects like the upcoming Nix Apartments have led a surge in development. Stream says the Project Cowork deal is the largest new lease signed in a year. The timeline for its opening will be announced at a later date.
