A flipped house she sold for a client more than 16 years was actually Kathy Ripps’ entrée into the Shavano Park neighborhood. From that point on, she easily fell in love with the serenity of the area.
“It’s a quiet, lush paradise in the middle of the city,” she says. “The older homes boast great character, and I think the large, private lots and large oak trees are the gems of the neighborhood.”
Prior to working as a real estate agent and luxury home specialist, Kathy spent several decades as a special education teacher and as a school counselor while simultaneously honing her knowledge of real estate investing and property management. So it's no surprise she now brings a unique level of understanding and dedication to every transaction.

Where to eat & drink
For Kathy, the fiesta happens at El Mirasol with plenty of authentic Mexican cuisine and the best margaritas and queso around.
In the mood for a delicious steak? Head to Myron's Prime Steakhouse and you won't be disappointed.
Where to play
“I love being outside in nature; it is very calming and prayerful,” says Kathy. For that reason, she frequents the Phil Hardberger Park Conservancy, where there are eight miles of trails for hiking and biking.
Chicken N Pickle is close by and is a great meeting spot for both family and friends. It offers tasty food, fun live bands, and, of course, pickleball.
Where to live
“Every home is different — there are not any cookie cutter homes here,” says Kathy. “Most of the homes have good square footage and large lots. The rich vegetation also ensures every home enjoy its own privacy.”
A prime example of a home in this neighborhood is 114 Painted Post, which was under contract in less than one week. “The home is beautiful with an updated kitchen and living space, not to mention a gorgeous pool to enjoy” says Kathy, who represented the seller.
