New $3.3M retail development rises in Alamo Heights

A new project is taking shape in one of Alamo Heights’ last empty lots. San Antonio firm Fulcrum Development is building a two-story, 20,800-square-foot shopping center at 6333 Broadway that could welcome its first tenants by fall 2027.
Although it’s near businesses like Honchos House of Churros and Alamo Barber & Beauty Supply, the 6333 Broadway development will be in a largely residential neighborhood. Still, the land is likely familiar to Alamo Heights residents. Each year, it hosts the Papa Noel Christmas Trees lot.
Fulcrum’s renderings show a rectangular facade using mostly mixed bricks. The building largely takes its cues from midcentury modern architecture, hoisting its retail space with Le Corbusier-style pilotis. The stilts make room for a shaded parking lot below street level and native plantings facing the street.

The site plan only gives a few hints as to what its neighbors can expect. A dentist and a fitness studio are currently pending leases, and a “frozen dessert” concept has signed a letter of intent.
Still, one of the spaces seems to have a particular tenant in mind. A corner suite is being built with a 3,122-square-foot main space, a 917-square-foot patio, and a small outdoor bar, indicating a full-service restaurant rather than a fast-casual spot.
And the property flyer drives home the type of businesses 6333 Broadway is hoping to attract. Along with concepts like Skin Laundry, Tecovas, and Soluna Cocina Mexicana that are already in the area, Fulcrum includes photos of Dallas chophouse Jack & Harry’s and upscale Texas chain Hudson House in its vision board. According to recently filed Texas Department of Licensing and Regulation project details, the 6333 Broadway retail plaza will begin construction in September, which might displace Papa Noel. The build is set to complete in September 2027, but so far no openings have been announced.
