A new monthly rent report from rental platform Zumper has revealed San Antonio was home to the second cheapest apartments in Texas in May 2025.
The Zumper National Rent Report analyzed rental data from more than one million active apartment listings across the 100 most populated U.S. cities. Apartment listings are aggregated on a monthly basis to calculate median asking rent prices, and it excludes short-term listings to ensure the most accurate assessment of each city's rental market.
In May, one-bedroom apartments in San Antonio rose one percentage point to $1,060, while the asking price of rent for two-bedroom apartments fell 0.7 percent to $1,330.
Rent prices for one-bedroom units in San Antonio have fallen 2.8 percent since this time last year, while the asking price for two-bedroom units have dropped 0.7 percent since May 2024.
San Antonio's median apartment rent prices are much more affordable than the national median rent. Prices for a typical one-bedroom apartment rose 0.2 percent to $1,520 last month, while two-bedroom units also slightly increased 0.3 percent to $1,907.
"As May marks the start of peak moving season, the uptick in our national rent prices aligns with typical seasonal trends," said Zumper CEO Anthemos Georgiades in the report. "With the surge in rental supply beginning to taper off and demand expected to remain strong, we anticipate continued upward pressure on prices in the coming months."
The report also ranked all 100 U.S. cities from the most to least expensive rental markets, and San Antonio tied with Arlington, Texas as the 77th "priciest" market nationally.
The most expensive rental market in Texas is – unsurprisingly – Austin, which also ranked as 36th priciest nationwide. The asking rent for one-bedroom apartments in the capital city was flat month-to-month and year-over-year, at $1,500, while two-bedroom units fell 1.5 percent since April to $1,910.
Here's where one-bedroom and two-bedroom asking rent prices stood in seven other Texas cities in May 2025:
- El Paso – $890 for one-bedroom units; $1,200 for two-bedroom units
- Arlington – $1,060 for one-bedroom; $1,450 for two-bedrooms
- Houston – $1,250 for one-bedroom; $1,500 for two-bedrooms
- Fort Worth – $1,250 for one-bedroom; $1,550 for two-bedrooms
- Irving – $1,280 for one-bedroom; $1,660 for two-bedrooms
- Dallas – $1,430 for one-bedroom; $2,030 for two-bedrooms
- Plano – $1,470 for one-bedroom; $2,010 for two-bedrooms
