Walk this way cause you don't want to miss a thing when it comes to this multimillion-dollar Texas Hill Country estate. Joey Kramer, Aerosmith drummer and rock 'n' roll royalty, has listed his massive Boerne home for $3.995 million.

Housed in Cordillera Ranch, a gated country club community, the 14.4-acre property includes a single-story, 7,600-square-foot house; two multi-car garages; and a resort-like pool.

The living area includes four bedrooms and two half-baths, a deluxe walk-in closet designed by Lisa Adams of L.A. Closets, and a dreamy master bathroom the size of a small apartment. The interiors are Hill Country meets rock 'n' roll chic, complete with dark woods, limestone accents, vaulted ceilings, and detailed ironwork.

The Lakeway-based Winnett Group is representing the seller.

“There aren’t many properties that compare to this impressive estate," Megan DiBartolo, an agent with the Winnett Group, tells CultureMap. "It offers stunning, award-winning interiors, state-of-the-art smart home features, and land which qualifies for a wildlife exemption [and] also allows horses. To find a property like this on a private 14.4-acre lot in a country club community like Cordillera Ranch is very rare.”

Built in 2016 by Todd Glowka, the property has since racked up an impressive number of awards including a 2018 American Residential Design Award for Best Indoor Living and a 2018 Summit Award from the Greater San Antonio Builders Association.

The property at 84 Sendero Ridge has been the Kramers' primary residence for the past two years. With Aerosmith slated to begin a Las Vegas residency in April 2019, the family is selling the estate.

Average new home prices in San Antonio fell during January sales slump

A new statewide real estate report has shown a slow decline in new home sales across Texas, including in the San Antonio metro area.

The latest New Home Sales Index by HomesUSA.com discovered 67 fewer homes were sold in San Antonio from December 2024 to January 2025. The three-month moving average of new home sales in the metro was 1,008 in January, versus 1,075 sales in December.

Housing prices also declined in January, with the average new home in San Antonio dropping to $337,414. That's nearly $7,000 less than the average price in December, which came out to $344,343.

While these declines may seem atypical, a sales slump is actually normal during the winter season, according to HomesUSA founder and CEO Ben Caballero.

Active new home listings in San Antonio flattened from December to January, with 5,230 active listings on the market last month.

New home sales in January throughout Texas
The report found new home sales dropped not only in San Antonio, but also in Austin, Houston, and Dallas-Fort Worth.

Houston's three-month moving average of new home sales was the highest out of all four metros with 2,046 sales made in January, but that figure technically decreased by 138 homes from December.

Dallas-Fort Worth sold 1,847 new homes last month in a 43-home decrease from December.

Austin the fewest new homes sold last month out of the four major Texas metros: At 809 homes sold.

"January sales are often lower than December in Austin as builders push hard to close the year with as many sales as possible, as I mentioned in last month’s report," Caballero said. "Austin builders were offering discounts, buyer incentives, and Realtor bonuses for December closings. A slower January is not unusual for that reason."

January housing prices fell in Houston to an average $395,515, and Austin's average new home price fell to $483,056. This wasn't the case in Dallas-Fort Worth, however, as prices increased by nearly $2,600 to $496,498 last month.
