San Antonio developer eyes former Pig Stand site for new hotel

Pig Stand's former site might soon become a hotel.
A piece of San Antonio history might soon be headed into the future. Local firm GrayStreet Partners has submitted a request to rezone the former site of the Pig Stand diner at 1523 Broadway property into a multi-use development.
The proposal filed with the city would allow for unlimited density on the plot, which is roughly a third of an acre. GrayStreet wants to build multifamily housing, a food and beverage concept, and a Marriott AC Hotel on the currently unused land.
Pig Stand shuttered in March 2023 after a 101-year run at the busy Broadway intersection. At the time, owner Mary Ann Hill was reportedly recovering from a 2022 open-heart surgery and felt the stress of running a restaurant was too much to bear.
GrayStreet had purchased the iconic building the preceding February, with Hill saying she planned to renegotiate the lease.
In March, the downtown developer filed a complaint alleging that the restaurant owed $17,100 in back rent and was selling alcohol in violation of the lease. The suit was settled in October with Hill agreeing to pay almost $14,000 in rent and attorneys’ fees.
In September 2024, GrayStreet sought city permission from the Office of Historic Preservation to level the structures at 1508, 1514, and 1516 Broadway, the addresses of Pig Stand and an adjoining car repair shop. The plans called for the seven-story midmarket hotel with 156 parking spaces and a rooftop pool deck. Although a permit was granted, the buildings still stand.
A request for comment from GrayStreet was not returned in time for publication. We will update this article with any further information.
