We chatted with Kjos to find out more about his work and what drives him.
CultureMap: What is one piece of advice you’d give to people looking for their dream home?
Nicholas Kjos: Develop a list of 10 items you desire, then highlight your five most important items, and from that the three absolute must-haves. Take this list with you on all viewings and mark off accordingly. This helps to refresh your mind when you have viewed 15-20 properties and it grounds you when making factual decisions verses emotional decisions.
CM: And advice for those who are selling?
NK: Do not take offense to your agent’s recommendations. Remember that your taste is different from the buyers'. Simplicity is always best, use neutral colors, declutter, and then declutter some more.
CM: What do you consider your special skill?
NK: Living in New York gave me a tremendous education in the importance of unique marketing. The competitiveness of the marketplace and industry as a whole forces you to differentiate yourself from your competitors; the most effective way to do this is to have an out-of-the-box approach. Marketing, whether it be yourself or your listings, is the key to success in the real estate world.
CM: What’s one thing people might not know about you?
NK: I used to travel the world headlining on cruise ships.
CM: Finish this sentence “it’s a good day when…”
NK: You are at a closing and see how happy your clients are with the deal, and their excitement at moving on with the next chapter of their lives.
